Selling your home is stressful. Not only do you have to:
- Keep your home spotless for showings
- Deal with buyers who don’t like your decorating (and for some reason think they’re buying the decor too?!)
- Fight the urge to scream obscenities at your realtor for repeatedly showing up unannounced
- Cringe at lowball offers
…you also have to worry about a million other little details — like the air conditioning system. A question that seems to come up frequently amongst those selling their homes is, should I replace my AC system before I sell my house? While the answer isn’t exactly black or white, here are some things to consider.
Is Replacing Your AC System in Your Budget?
First things first: can you afford to replace the system? If investing in a new system will place serious stress on you during this already stressful time, don’t worry about it. While a faulty AC might deter some homeowners, it isn’t the end-all-be-all. Many times, these details can be sorted out during closing.
Does Your Air Conditioning System Work?
This might be an obvious question but, does your current air conditioning system work? If your air conditioning system is in overall decent condition (it keeps you comfortable and doesn’t require frequent repairs), replacement isn’t necessary. However, you should highly consider replacing your AC if:
- The system is more than 10 years old
- The system requires frequent AC repairs
- Your energy bills are extremely high
- Your home just isn’t comfortable
Does It Use R-22 Freon?
R-22 Freon was originally used in air conditioning systems and other appliances until it was outlawed due to its effect on the environment. If your system still utilizes R-22, we recommend having the system replaced.
